I'm not a 'rules' person...just ask my mom. Even though most of us try to abide by general common courtesies to protect myself, my children and my interests I had to impose the following guidelines.

  1. A deposit funded on this web site will confirm your reservation.
  2. The web site availability page (see calendar above) is updated daily at 10am PST. Reservation requests confirmed with direct Pay Pal deposits will be posted at that time.
  3. All payments for agreed services are to be made upon arrival unless a month to month written agreement is signed by both the proprietor and the tenant. You are welcome to go on line and use pay pal for Credit Card transactions or you may present a personal/company check with a check guarantee card or pay cash...whichever is most convenient. Please make arraignments for payment methods prior to your stay.
  4. If your stay is less than a month your final billing will reflect the Medford Municipal Bed Tax.
  5. You may cancel your reservation anytime you want to. But...lets be fair about this. I'll book canceled space as soon as I can, because it's in my interest to do so and...I'll willingly return what ever funds are left over. But I can't promise that the space will be resold. I will, however, do the best I can to return as much of your deposit as possible.
  6. If you have to cancel...which I know will happen from time to time, there is a $20 handling fee.
  7. All Deposits are directly applied to your final billing.
  8. No smoking allowed inside...period. If you smoke... step out. If I have to professionally clean the suite upon your departure, I'm gonna' charge your credit card whatever it costs to remove the odor.
  9. Small pets are negotiable. However....the same principle as noted in subject #8 applies. Also....all pet poop is to be immediately disposed of in outside garbage cans. (Silly to have to be so explicate...but....)
  10. Standard stay rates are based on single occupancy and a fee of $10 per person, per night may be applied to the final billing. .
  11. Grape Street Gardens is a delightful communal environment. Please respect the time and energy of those around you. If your work late...work quiet. If you 'play' late make sure it's a week end unless you invite the rest of us and we 'all' willingly accept. If you wake early be easy with those of us who work late and if you wake late...come find me..... There's usually coffee brewed and there's always something interesting to talk about.
